Vietnam: Picture of Industrial Real Estate in the South and North in the Q1/2024

According to experts, in the Q1/2024, industrial land prices in tier 1 markets in the North increased slightly by 1.2% compared to the previous quarter and 7.8% over the same period, reaching an average of 133 USD/sqm/remaining term. Meanwhile, industrial land prices in tier 1 markets in the South remained at 189USD/sqm/remaining term, stable compared to the previous quarter and increased 2.4% over the same period last year. In the Northern market, the occupancy rate increased by 1.3 dpt in the quarter to 83%. In theSouthern market, due to the relatively limited industrial land fund, the occupancy rate is stable at 92% and the absorption area is just over 20 hectares.

Vietnam: Deploying Eco-Industrial parks is an inevitable trend

After the pilot eco-industrial park model (period 2015-2019) was implemented in 4 industrial parks (Khanh Phu Industrial Park; Gian Khau Industrial Park in Ninh Binh; Hoa Khanh Industrial Park in Da Nang and Tra Noc 1&2 Industrial Park in Can Tho), Up to now, the Ministry of Planning and Investment continues to coordinate with the United Nations Industrial Development Organization (UNIDO) to replicate the eco-industrial park model in the localities of Hai Phong, Dong Nai, and Ho Chi Minh City.
As a result, 603 resource efficiency and cleaner production (RECP) solutions were proposed for 68 businesses in 3 industrial parks Hiep Phuoc (Ho Chi Minh City), Amata (Dong Nai) and Dinh Vu (Hai Phong).

Binh Dinh: Planning to attract 100 investment projects in 2024

The People’s Committee of Binh Dinh province has just decided to promulgate the Investment Promotion Program in 2024. Accordingly, in 2024, Binh Dinh aims to attract 100 projects, of which the Department of Planning and Investment attracts 70 new
projects (an increase of 38 projects), the Economic Zone Management Board attracts 30 projects (an increase of 2 projects) compared to 2023. The province continues to focus on investing into 5 main pillars, including: Industry, tourism, high-tech agriculture, port and logistics services, urban economy associated with the urbanization process.

Da Nang: Will become the Logistics Center of the Central region

According to the Da Nang Statistics Department, in the Q1/2024, Da Nang issued investment certificates for 15
projects with newly registered capital of 22,148 million USD. Realized capital of the FDI sector in Q1/2024 reached about 929 billion VND, an increase of 11.6% over the same period in 2023. According to planning, Da Nang calls for investment in 10 logistics centers, including 1 high-level center regional, 8 provincial centers and 1 specialized aviation center. In addition, Da Nang is also investing in new industrial parks, including Hoa Cam Industrial Park – phase II, Hoa Nhon Industrial Park, Hoa Ninh Industrial Park, with a total area of about 880 ha.

Ho Chi Minh: Investment in Industrial Parks increased more than 2 times

On April 12, the Management Board of HCM Export Processing Zones and Industrial Parks (HEPZA) said that the total investment capital attracted, including new and adjusted levels, in the first quarter reached 191.93 million USD, reaching 34.90% of the year’s plan, an increase of 112.12% over the same period last year (90.48 million USD). The area of land for rent reaches 0.81 ha; Factory area for rent reaches 6,634 sqm. Among them, the total foreign investment capital attracted reached 176.7 million USD, an increase of 3.6 times over the same period last year; Domestic investment attraction reached 352.42 billion VND, down 63.15% over the same period last year.

Bac Giang: Progress of some large Industrial Clusters

According to the information portal of Bac Giang province, the investor of Doan Bai IC proposed to adjust the time limit for site clearance compensation and complete land allocation documents in April to attract investment soon. The investor of Nghia Hoa IC has now completed all construction and environmental procedures; preparing documents for rice land conversion; Appraisal and approval of construction drawings. Tan Soi IC has been granted an investment policy, has completed the task of detailed planning of the complex, and is implementing detailed construction planning at a scale of 1/500. Currently, the province is evaluating investment policies for 6 industrial clusters.

Bac Giang: Approval of Thai Dao – Tan An Industrial Park

The People’s Committee of Bac Giang province has just issued a Decision approving the task of planning the 1/2000 scale construction zone of Thai Dao – Tan An Industrial Park. Accordingly, the planning area belongs to the administrative boundaries of Thai Dao commune, Lang Giang district and Tan An town, Yen Dung district. The planning research area is about 170 ha. Bac Giang: Approving 2 more Industrial Clusters

The People’s Committee of Bac Giang province has just issued a decision approving the task of detailed construction planning at a scale of 1/500 of 2 industrial clusters in the area, with a total area of 112.5 ha. Specifically, Phuong Son – Dai Lam Industrial Cluter belongs to Luc Nam district and Lang Giang district with a planning research area of about 47.5 ha. And Huong Son 2 Industrial Cluster is located in Huong Son commune, Lang Giang district with a planning research area of about 65 ha. In terms of nature, both are green clusters, with modern, advanced and environmentally friendly technology.

Binh Duong: Groundbreaking for construction of An Lap Industrial Cluster

On April 8, Binh Duong province broke ground to build the infrastructure of An Lap Industrial Cluster in An Lap commune, Dau Tieng district. The project has a total area of 75 ha, total investment capital of VND 450 billion. The expected time to complete the
infrastructure is January 2025 to welcome investors into production and business. The project was built with the goal of attracting small and medium-sized enterprises and cooperatives located outside of industrial zones and clusters in the southern districts (bordering Ho Chi Minh City and Dong Nai) to invest in production and business.

Hanoi: Will add 9 Industrial Parks in the period 2025 – 2030

Hanoi People’s Committee is setting many directions, tasks, and solutions to develop Industrial Parks and Industrial Clusters in the immediate period and long-term orientation. Accordingly, the city will add 9 industrial parks with an area of 2,911 hectares deployed in the period 2025-2030, with a vision to 2050. In addition, the plan to develop industrial clusters in 2030, with a vision to By 2050, the city has sent a document asking for advice from the Ministry of Industry and Trade on the city’s expected plan to add 174 industrial clusters, with a total area of 5,824 hectares.

Hanoi: Viettel opens Data Center

On April 10, Viettel opened a data center in Hoa Lac Hi-Tech Park. This is the largest data center in Vietnam in terms of total investment scale with a total floor area of 21,000sqm and a total electrical capacity of 30 MW, capacity of 2,400 racks. This center
has a rack capacity 3 times higher than the average, meeting the development trend of AI with the need for high-performance chips to increase computing capabilities. To date, Viettel has a total of 230,000 servers, 81,000 square meters of floor space, 11,500 racks, and 87MW of electricity – equivalent to a super DC in the world.

Hoa Binh: Japanese corporation starts construction on half billion USD project

On April 13, construction started on the project of Factory manufacturing electronic printed circuit boards (PCB) at the Bo Trai Song Da Industrial Park by investor Meiko Electronics (Japan). This is Meiko’s 5th project, with a total area of 9.2 ha; Total investment capital is 4,660 billion VND, and will increase to 500 million USD when building the second factory. The Group plans to start trial and official production from the Q2/ 2024; The expected number of employees is about 3,000 people (by 2030); Estimated budget contribution (in 2030) is about 200 billion VND/year.

Thua Thien Hue: Inauguration of the largest “green power” plant in the Central region

The People’s Committee of Thua Thien Hue province has just coordinated with EB Thua Thien Hue Environmental Energy Company Limited to organize the inauguration ceremony of Phu Son Waste Power Plant project. The project is located in Phu Son commune, Huong Thuy town with an area of 11,234 ha, total investment capital of about 74.555 million USD. Once completed and put into operation, the project has received all domestic solid waste from 6/9 localities of Thua Thien Hue province. Currently, the plant processes about 220,000 tons of household waste and can provide about 93 million kilowatt hours of green electricity per year.

Phu Yen: Minh Thach proposes to invest in a green hydrogen production plant

Minh Thach D&L Green Hydrogen Joint Stock Company recently proposed to invest in the Green Hydrogen – Ammonia Production Plant project with an area of about 20 hectares. According to the proposal, the project implementation area is in Hoa Tam Industrial Park (South Phu Yen Economic Zone) and uses Bai Goc port to export and store liquid ammonia.The project’s investment goal is to export to China, Korea, Japan and in the next phase will supply to the domestic market. The project has an output of about 45,000-55,000 tons of hydrogen/year or 250,000 to 300,000 tons of ammonia/year.
