Vietnam: How is the industrial park group’s business in the first quarter of the year?

Vietnam: Industrial Real Estate continues to record optimistic signals

 

According to experts, the wave of investment and expansion of production and business activities of FDI into Vietnam leads to a continued increase in demand for renting IP space or factories. IP real estate has since benefited and achieved positive business results to date. In fact, due to increased demand, the price of land and factories for rent continues to increase. Industrial land prices in northern markets increased slightly by about 8%over the same period, reaching an average of$133/m2/remaining term. Industrial land prices in southern markets maintain an average of 189 USD/m2/remaining term, stable compared to the previous quarter, increasing 2.4% over the same period.

Binh Duong: Overview of Binh Duong province’s industrial park planning until 2030

According to the latest plan to develop the IP system, by 2030 the total number of IPs in the area will be 43 with a total area of about 18,600 ha. Binh Duong: Tetra Pak poured an additional 2,600 billion VND

Tetra Pak announced that it will invest an additional 97 million Euro (about 2,653 billion VND) in a paper beverage box factory in Binh Duong province, bringing the total investment from 2019 to now to more than 217 million Euro (about 5,935 billion VND). Accordingly, Tetra Pak will invest in an additional production line expected to be fully operational in the second quarter of 2025.

Tay Ninh: Overview of Tay Ninh province’s industrial park planning until 2030

According to the latest plan to develop the industrial park system in Tay Ninh province, by 2030 the total industrial park area will be about 12,050 ha. Including 6 existing industrial parks with a total area of 3,493.19ha including: Trang Bang IP with an area of 190ha, Linh Trung III IP with an area of 203ha, Thanh Thanh Cong IP with an area of 760ha, Phuoc Dong IP with an area of 2190ha, Cha La IP with an area of area of 42.19 ha, TMTC IP of 108.11 has. Two new IPs will be established when meeting the conditions with an area of 873.81 ha: Hiep Thanh IP and Dai An Saigon IP. Currently, in the province, there are 40/46 industrial clusters that have been implementing compensation and site clearance work.

Bac Giang: Song Mai – Nghia Trung Industrial Park will soon be added

The People’s Council of Bac Giang province, term XIX, term 2021-2026, recently held the 16th session to approve the contents of adjusting the Bac Giang Provincial Planning for the period 2021-2030, with a vision to 2050. At the same time, it approved Construction zoning project of Song Mai – Nghia Trung Industrial Park along with a series of other important draft resolutions. Accordingly, the planning boundaries include Song Mai commune, Da Mai ward, Bac Giang city and Nghia Trung commune, Viet Yen district, Bac Giang province. The total planning area is 204.45 ha. The project’s scale is expected to attract about 45,000 workers.

Hai Duong: There will soon be 2 more Industrial Clusters

Hai Duong Provincial People’s Committee recently issued a decision to establish 2 industrial clusters with a total area of more than 134 ha, total value of more than 1,700 billion VND.
Specifically, Tây Viet Hoa industrial cluster has an area of 59.9 ha, with a total investment of more than 732 billion VND in Viet Hoa ward, Hai Duong city, Hai Duong province. The investor is Tan Hung Company Limited. Thai Tan industrial cluster is located in Thai Tan, Nam Hong and Hong Phong communes, Nam Sach district, with an area of about 75 ha, with a total investment of more than 1,000 billion VND. The investor is Global Real Estate Investment Joint Stock Company.

Phu Yen: Approving the planning adjustment project of Hoa Hiep 1 Industrial Park

According to the 1/2000 scale construction zoning adjustment project approved by the People’s Committee of Phu Yen province on May 9, 2024, Hoa Hiep 1 Industrial Park has a total planning area of 102.33 ha. Of which, land for factory construction is 67.18 ha; Traffic land is 17.19 ha; Green land is 14.08 ha; Land in the central area, services 1.16 has… Labor target is 5,500 people. In terms of nature, the project is a multi-industry industrial park with high added value; In particular, priority is given to processing and manufacturing industries that are less polluting and environmentally friendly.

Ba Ria – Vung Tau: Truong Thanh Vietnam Group wants to invest in 7 industrial parks

A representative of Truong Thanh Group sent a document to the People’s Committee of Ba Ria – Vung Tau province asking for research on investment proposals for industrial park projects in the province. Specifically, businesses proposed to be interested in finding out investment information for 7 projects in the province’s list of projects expected to call for investment in the 2024 – 2030 period, including: Phu My Industrial Park, Bac Chau Duc 1 Industrial Park, Bac Chau Duc 2 IP, Bac Chau Duc 3 IP, Bac Chau Duc 4 IPk, Bac Chau Duc 5 IP, Nam Chau Duc IP.

Ho Chi Minh: Proposal to build more high-rise factories in Ho Chi Minh City High-Tech Park

The High-Tech Park Management Board has just issued Document No. 529/KCNC-XTĐT to the People’s Committee of Ho Chi Minh City proposing to build a high-rise smart factory in the High-Tech Park to optimize the exploitation and effective use of land in the context that the land fund at SHTP is not much left. Up to now, the remaining factory area for rent in the high-tech sector is about 13,000 sqm, only enough to accommodate 3-4 additional investors (average 3,471 sqm/project). The investment attraction target set by 2025 is to attract over 50 high-tech projects.

Yen Bai: Japanese corporation invests in biomass power plant project

On May 8, the People’s Committee of Yen Bai gave Erex Group and Honna Hitoshi the decision to approve the investment policy, and at the same time approved the investor of the Yen Bai 1 biomass power plant project in Bac Van Yen Industrial Cluster, Van Yen district. The project will be built on an area of about 10 ha with an expected total investment capital of 100 to 120 million USD. It is expected that the plant will begin operating in early 2027, generating electricity with a capacity of 50 MW, including about 45 MW of stable renewable power source for EVN’s power transmission system.

Quang Tri: Approved investment in wood processing factory project worth nearly 300 billion VND

On May 9, the People’s Committee of Quang Tri province made a decision to approve the investment policy and at the same time approve the investor of VBE Quang Tri Plantation Wood Processing Factory project of VBE Quang Tri Joint Stock Company. The project has an expected land area of 30,856 sqm with a total investment capital of 292.632 billion VND at Cam Tuyen Industrial Cluster, Cam Tuyen commune, Cam Lo district. The project is expected to carry out construction and installation of equipment between June 2025 and June 2026; Completed and put into operation in July 2026.

Hai Phong: Commencement of High-tech biodegradable materials factory project

On May 11, construction started on the Ecovance high-tech biodegradable materials factory project of investor Ecovance Co.Ltd, at Dinh Vu IP, in Dinh Vu-Cat Hai Economic Zone, Ward Dong Hai 2, Hai An district. The project has a usable area of more than 32,000 sqm, with a total investment capital of over 2,300 billion VND. The expected goal is that by 2030, the total investment capital of the project will reach over 11,800 billion VND. It is expected that in June 2025, the project will complete construction; July 2025, trial operation; In September 2025, the project officially operates.

Binh Phuoc: Commencement of the largest green cashew processing factory in Vietnam

On May 11, the groundbreaking ceremony for the construction of Ba Tu Binh Phuoc agricultural and food processing factory took place with a capital of 6.5 million USD. This is the largest green cashew processing factory in Vietnam invested by Gia Bao Group. It has an area of 20,000sqm with a capacity of 400 thousand tons/year located in Dong Phu district and is expected to be put into operation from June 2025. Measures to reduce carbon emissions in the cashew processing process not only help increase production efficiency but also actively contribute to protecting the environment and minimizing the effects of climate change.

Hai Phong: Completed construction of berths 3 and 4 of Hai Phong international gateway port

On May 10, Hai Phong Port Joint Stock Company held a ceremony to attach the sign to complete the construction of wharves 3 and 4 of Hai Phong International Gateway Port -Lach Huyen port area.
The project includes two main wharves 750m long, 1 barge wharf 150m long, a system of storage yards, roads, auxiliary works and synchronous technical infrastructure, able to receive ships with a tonnage of 8000 – 14,000 TEU, equivalent to 100,000 – 160,000 DWT, meeting cargo throughput of 1.1 million TEU/year.

Ba Ria – Vung Tau: Approved the policy for Cai Mep Port to receive super container ships

The Ministry of Transport has approved the policy for Cai Mep International Container Port (CMIT) invested by Cai Mep International Port Limited Company to officially receive container ships up to 214,121 DWT to reduce load. . The project is located at Cai Mep wharf area, Ba Ria-Vung Tau seaport.
