Vietnam: The US’s 46% tax rate poses many challenges but also many opportunities

With the new developments in the tax policy that the US has just announced, the imposition of import tax on goods exported from Vietnam will negatively affect export activities as well as the Vietnamese economy in the short term. However, this forces Vietnam to accelerate its strategy of diversifying export markets, taking advantage of the 17 signed free trade agreements or targeting new markets such as the Middle East with the Halal market, Northeast Asia, North America, Africa, etc.

Vietnam: Industrial Real Estate is facing many challenges

According to experts, businesses operating in the industrial park sector, with FDI enterprises as their main customers, will be directly affected (in the medium term), especially in industries such as phones, machinery, textiles, etc. The trend of shifting manufacturing plants and supply chains will be at risk of being delayed; FDI enterprises will tend to wait for the final decision on tariff policies expected in the Q2/2025, before deciding on the location of land lease to locate the factory.

Vietnam: New Generation Industrial Park Development Trends

Instead of the traditional model, new generation industrial parks are integrating 3 layers of services, including smart infrastructure (IoT, 5G); supporting business ecosystem; multi-functional facilities, such as R&D centers, worker housing areas. In particular, the high-rise factory model helps save 40% of area, allows flexible leasing by module, and has been applied in many localities such as HCM, Binh Duong, Dong Nai, Tay Ninh, Ba Ria – Vung Tau, Long An, Hai Duong and Bac Ninh.

Vietnam: Industrial Real Estate is accelerating with a series of new projects

In the South, HCM is implementing the construction of a Science and Technology Park in Long Phuoc Ward. Ba Ria – Vung Tau plans 4 new IPs with an area of over 3,800 ha, Long An starts construction of the province’s first Eco IP. In the Central, Da Nang has launched the Hoa Ninh IP with a scale of 400 ha. In the North, Hanoi has approved the planning of a Clean IP in Soc Son; many other provinces have also recorded in new projects such as Nghe An, Bac Giang, Hai Phong, Thai Nguyen, Quang Ninh, Thai Binh…

Vietnam: The Role of AI in Industrial Real Estate

in the industrial real estate sector, AI is often applied to solutions such as: automation of air conditioning and lighting systems, energy management, building security, resource optimization. Large developers are also actively integrating sustainability into factory and warehouse projects. These projects, after completion, will possess many environmentally friendly features, contributing to protecting resources and increasing the value of use for tenants.

Vietnam: Shinec Group and Stavian Group invest in Eco-Industrial Real Estate

On April 3, Stavian Group and Shinec Group officially signed a strategic cooperation agreement to deploy industrial real estate projects throughout Vietnam. The two sides will jointly develop new projects including: Industrial Parks/Clusters in Quang Ninh with a scale of 315 ha, Hai Duong province 450 ha, Khanh Hoa province 370 ha; Ba Ria – Vung Tau province 1,000 ha; Hau Giang province 234 ha; Can Tho city 300 ha; Bac Lieu province 257 ha and many other projects are being researched.

Vietnam: Approval of High-Tech Forestry Zone in the North Central Region

Deputy Prime Minister signed Decision No. 746/QD-TTg dated April 10, 2025 approving the Master Plan for the construction of the High-Tech Forestry Zone in the North Central Region by 2045. It is located in the communes of Nghi Lam, Nghi Van, Nghi Kieu, Khanh Hop, Nghi Loc district and Dai Son commune, Do Luong district, Nghe An province, including 03 sub-zones, with a total area of 618 ha. The goal is to promote the development of the forestry sector in a modern direction, applying high technology.

Vietnam: Prime Minister issues order to start and inaugurate 80 key projects

On April 19, 80 projects were started & inaugurated, with a total investment of VND 445,000 billion, of which the total start-up capital was VND 305,000 billion, the total capital of the inaugurated projects was VND 140,000 billion. The state budget capital was VND 185,000 billion; non-budget capital was VND 260,000 billion. There were 40 projects in the transport sector; 12 industrial and civil construction projects; 12 educational projects; 9 cultural-social projects; 5 public health projects; 2 irrigation projects.

Vietnam: Ho Chi Minh and Dong Nai agree to build 3 bridges connecting the 2 localities

On April 25, Dong Nai People’s Committee said that in order to strengthen traffic connections, the 2 localities discussed and agreed to implement the investment in building 3 bridges over the Dong Nai River connecting Dong Nai with HCM, including: Cat Lai bridge, Dong Nai 2 bridge and Phu My 2 bridge. The 2 localities wish to implement Cat Lai bridge by the end of 2025; and implement the 2 projects of Dong / Nai 2 and Phu My 2 bridges in 2026.

Hanoi: Approval of Ring Road 3 and Tu Lien Bridge Project

Hanoi People’s Committee has just issued a decision approving two important projects, including the investment project to build Ring Road 3, the section through Dong Anh district, and Tu Lien Bridge. The two projects will be implemented in the districts of Tay Ho, Long Bien and Dong Anh district. The land use area is about 62.71 ha. The route is about 5.15km long. The total investment is expected to be over 15,000 billion VND, implemented in the period of 2025-2027.

Hanoi: Stavian Group and Thantawan develop high-tech metal packaging factory

On April 17, Stavian Group and Thantawan Industry (Thailand) officially signed a MoU to develop a high-tech metal packaging project, aiming to develop and effectively exploit the potential of the high-tech packaging market in Vietnam and the region. In addition to investing and operating the factory, Stavian Group also committed to prioritizing a stable supply of up to 22,000 tons of metal packaging film products per year for Thantawan Industry in each phase of the project.

Khanh Hoa: Groundbreaking ceremony for Doc Da Trang Industrial Park project

On April 2, Khanh Hoa Provincial People’s Committee and Viglacera Yen My Industrial Park Development JSC jointly held a groundbreaking ceremony for the Doc Da Trang Industrial Park Project. The project has a total investment capital of more than VND 1,807 billion and an operating period of 50 years. The project covers an area of about 288 hectares, located in Van Hung commune (Van Ninh district) and Ninh Tho commune (Ninh Hoa town). The project is expected to attract about 16,000 workers.

Binh Duong: THACO invests over 1 billion USD to build a 786-hectare project

On April 11, the People’s Council of Binh Duong province approved the Master Plan for the construction of Bac Tan Uyen 1 Industrial Park (IP) at a scale of 1/5,000. This is a specialized mechanical industrial park invested by THACO Group, with a total capital of over 26,000 billion VND. This IP is located in Binh My commune, Tan Lap commune (Bac Tan Uyen district) and Hoi Nghia ward (Tan Uyen city), with a planned area of 786 hectares, and is expected to start construction in September 2025.

Hau Giang: Investing in the Digital Technology Park Phase 2

On April 17, Hau Giang People’s Committee signed and issued a Decision on the investment policy for the Project to build the Digital Technology Park, phase 2. It has a total investment of 400 billion VND and located in Vi Thanh city, Hau Giang province. Project implementation period: 2025 – 2028. The project will start construction before June 30, 2025. The goal is to promote start-up and innovation activities in the fields of information technology, agriculture, and biology in the province.

Hai Phong: Construction of Tien Thanh Industrial Park started

On April 18, Hai Phong started the project of Investment, Construction and Business of Infrastructure of Tien Thanh Industrial Park. It has a scale of 410.46 ha, of which phase 1 is 150 ha, with a total investment of more than 4,597 billion VND. It will start leasing infrastructure from the Q3/2026. It is assessed to have a favorable location, converging all 5 types of transportation, including road, rail, waterway, seaway and air, and has been included in the list of key projects of the city.

Hai Phong: Inauguration of Hateco Hai Phong International Container Port

On April 5, Hai Phong People’s Committee coordinated with Hateco Group to organize the inauguration ceremony of Hateco Hai Phong International Container Port (HHIT) at Lach Huyen port area. It has a total area of 73 ha, a wharf length of 900 m, and a depth of -16.8 m to -18.4 m. It is capable of receiving 2 large container ships of up to 200,000 DWT at the same time. This is the first smart port in VN with automatic gates, semi-automatic wharfs, and can accommodate the largest ships in the world.

Long An: Launching Green Industrial Park

On April 20, Long An People’s Committee coordinated with Tandoland JSC to organize the groundbreaking ceremony of Tandoland Industrial Park in Luong Hoa commune, Ben Luc district. It has a scale of 250 ha, a total investment of VND 3,146 billion and is expected to be completed in the Q4/2026. It attracts domestic and foreign enterprises to invest in many fields such as: clean industry, production of value-added products, creating jobs for thousands of high-quality workers.

Dong Nai: Approval of planning tasks for Long Duc 3 Industrial Park

On April 23, Dong Nai People’s Committee issued a decision approving the task of planning the construction zoning at a scale of 1/2000 for Long Duc 3 Industrial Park in Long Duc and Loc An communes, Long Thanh district. The project has a planning area of over 244 hectares with an investment capital of VND 1,800 billion. This is a modern industrial park, focusing on sustainable development factors, especially environmental protection, energy saving and integration of renewable energy.

Dong Nai: Approval of Phuoc An Industrial Park planning

Dong Nai Provincial People’s Committee has just approved the construction zoning plan of Phuoc An Industrial Park in Nhon Trach District, with a total area of nearly 330 ha. It consists of 2 main sub-zones: Sub-zone A (over 58 ha), prioritizing attracting high-tech enterprises, small & medium-sized enterprises, supporting industries and innovation. Sub-zone B (nearly 272 ha), focuses on developing supporting industries, multi-industry industries applying high technology, and industrial services.

Quang Nam: Approved the Planning of Bac Chu Lai Industrial Park

Quang Nam People’s Committee has just issued a decision approving the Construction Zoning Plan (scale 1/2,000) of Bac Chu Lai Industrial Park in Chu Lai Open Economic Zone. Accordingly, the planned area of the project is nearly 713 hectares, located in Tam Hiep commune, Nui Thanh district. It is divided into 3 industrial zones with the following land use structure: Industrial Zone 1 (over 243 hectares), Industrial Zone 2 (nearly 115 hectares), Industrial Zone 3 (nearly 355 ha).

Bac Ninh: Chinese enterprises break ground on 2 high-tech projects

Two Chinese technology enterprises broke ground on 2 high-tech projects with a total investment of more than 640 million USD at VSIP Bac Ninh II Industrial Park on March 30. Accordingly, the first project is the Victory Giant Technology Vietnam factory with a total investment of 520 million USD and will be implemented in 2 phases. The second project to be started is by Green Precision Manufacturing Vietnam Co., Ltd. with a total investment of more than 120 million USD.

Bac Ninh: Granting investment certificates worth nearly 1.1 billion USD to projects

On March 31, Bac Ninh People’s Committee granted investment certificates to 14 domestic enterprises with a total investment capital of VND 8,116 billion; 6 foreign enterprises with a total investment capital of 320.5 million USD; 3 enterprises adjusted their investment certificates to increase their capital by 135.8 million USD and 1 enterprise agreed to expand its investment with an additional capital of 260 million USD. The total investment capital granted was nearly 1.1 billion USD.

Binh Duong: LEGO inaugurates $1.3 billion factory

On April 9, the LEGO Group officially inaugurated a factory in VSIP III Industrial Park, with a total investment of more than $1.3 billion. This is the sixth factory globally and LEGO’s second production facility in Asia. The project will employ about 4,000 workers; and more than 100 international experts have come to Vietnam to train technical and management staff. It is expected that by the end of this year, LEGO will put into operation a distribution center in Dong Nai, the group’s second logistics center in Asia.

Ninh Thuan: Opening of a $21 million German textile dyeing factory

On April 9, the Suedwolle Group (Germany) held the opening ceremony of the Ninh Thuan textile dyeing factory project in Du Long Industrial Park (Bac Phong commune, Thuan Bac district). The project has a total investment capital of more than $21 million (100% foreign capital); invested by a member company of the Suedwolle Group on an area of 3 hectares, with an initial production scale of 2,000 tons/year, then increased to 4,000 tons per year in the next development phase.

Binh Dinh: Danish Enterprise invests over VND1,290 billion to build Factory

On April 10, the Binh Dinh Economic Zone Management Board granted an investment certificate to Danish-based investor MASCOT INTERNATIONAL A/S to invest over VND1,290 billion to build a high-quality garment project in Binh Dinh. The project will be invested in Becamex Binh Dinh Industrial Park (in Nhon Hoi Economic Zone) on a total area of nearly 100,000sqm. Construction will begin in August 2025 and the project will officially come into operation in September 2026.

Binh Dinh: Syre Group promote investment in Polyester Fabric Recycling Complex

On April 25, Binh Dinh People’s Committee and Syre Group (Sweden) held a signing ceremony for a MoU on investment cooperation in the Polyester Fabric Recycling Complex project. It has a total estimated investment of 1 billion USD, an expected area of about 20 hectares, a capacity of 250,000 tons/year, and is expected to operate in 2028. The project aims to build Vietnam into the first global center for circular textiles, applying high technology according to US and EU standards.

Ba Ria – Vung Tau: Highlands inaugurates VND500 billion factory

On April 16, Highlands Coffee officially inaugurated the Highlands Cai Mep Coffee Roasting Factory in Ba Ria – Vung Tau. This is an iconic project with a scale of nearly VND500 billion. With a total area of nearly 24,000 m², the factory is equipped with advanced PROBAT roasting technology from Germany and an automatic process system. It is designed to be easily expanded in the future, aiming to reach a capacity of 75,000 tons per year when it is put into stable operation.

Hoa Binh: Construction of Lime and Light Powder Factory worth over VND8,000 billion

On April 24, Xuan Thien Group started construction of Xuan Thien Hoa Binh Lime and Light Powder Factory Project. It has a total investment of over VND8,000 billion, including a factory with a total capacity of 2.16 million tons/year and a Boi River port with a capacity of 8.2 million tons/year, built on a total area of 158.4 ha in Yen Bong commune, Lac Thuy district, Hoa Binh province. According to the plan, phase 1 will be inaugurated in July 2026 and the entire project will be completed in July 2027.

Can Tho: Chinese enterprise invests in a factory worth 300 million USD

On April 25, at VSIP Can Tho Industrial Park, Bestway International held the Launching Ceremony of the Bestway Factory Project. The project is built on an area of 28.6 hectares with a total investment of 300 million USD. The project is expected to start implementation from Q3/2025 and come into operation by the end of 2026. This is a green investment project, applying modern technology, integrating research and development (R&D) systems, smart warehouses and advanced logistics.

Lam Dong: Approval of Bao Loc-Lien Khuong Expressway Project

On March 31, Lam Dong People’s Committee decided to approve the Bao Loc-Lien Khuong Expressway construction investment project (phase 1). The scope of the project is approximately 73.62km long. The project implementation period includes investment preparation and project implementation from 2022-2027; completion and operation in the fourth quarter of 2027. The investment project is under the public-private partnership (PPP) method, build-operate-transfer (BOT) contract type.

Lao Cai: Construction of 1,500 billion VND bridge connecting Vietnam – China begins

On March 31, Lao Cai (Vietnam) and Yunnan (China) provinces started construction of a road bridge across the Red River in the border area of Bat Xat (Vietnam) – Ba Sai (China). The project has a total investment of 1,500 billion VND. The bridge construction site is located at Ban Vuoc border gate, Bat Xat district, Lao Cai province, about 700m downstream of milestone 97 of the Red River. The bridge is expected to be completed and put into use in 2026.

Ninh Binh: Project connecting Ninh Binh with 3 key economic regions

The project to build an inter-regional connecting route between the Southern Red River Delta – Northwest – North Central Coast has just been approved, with a total investment of up to nearly 7,000 billion VND. The route will have a total length of about 32.3 km, starting from Con Thoi commune, Kim Son district, passing through Kim Son, Yen Mo, Nho Quan districts, Tam Diep city (Ninh Binh), and ending at Dong Giao intersection – the connection point with HCM road in Hoa Binh province.

Quang Binh: Starting to implement the project to upgrade Dong Hoi Airport

Vietnam Airports Corporation has just coordinated with Quang Binh province to organize the groundbreaking ceremony for the construction of Passenger Terminal T2 – Dong Hoi Airport. This is a group B project invested by Vietnam Airports Corporation, built on an area of over 106,000m2, including the passenger terminal and auxiliary works with a total investment of 1,750 billion VND. The project is designed with a capacity of 3 million domestic passengers/year.

Bac Giang: Launching Bac Giang International Logistics Center

Bac Giang International Logistics Center was officially launched on April 22, 2025. The project was approved by the Prime Minister as a National Grade II Logistics Center planned on an area of 67 hectares, including a multi-functional warehouse system such as: Customs control warehouse, non-tariff warehouse, e-commerce warehouse, automated warehouse,… combined with a complete logistics solution system, cross-chain Hub models launched for the first time in Vietnam.

Binh Phuoc: Groundbreaking for component 1 of Gia Nghia – Chon Thanh Expressway

On April 29, Binh Phuoc People’s Committee held a groundbreaking ceremony for component 1 of the North – South Expressway, west section, Gia Nghia – Chon Thanh. The total length of the entire route is about 124.13km (the section through Dak Nong is about 23.1km long, the section through Binh Phuoc is about 101.03km long). The project has a scale of 6 lanes, with a design speed of 120km/h with a total investment of nearly 20,000 billion VND. The project implementation period is from 2025-2027.
