Vietnam: Industrial Park Investors respond to Tariff storm

Projects that are closely linked to the supply chain from China or heavily dependent on output markets such as the US tend to be more cautious. They proactively restructure their investment portfolios, seeking safer and more flexible locations to cope with geopolitical risks and trade fluctuations. Despite the global context of uncertainty and general difficulties, industrial park investors remain proactive, supporting businesses to operate stably and prepare for the wave of production relocation.

Vietnam: New impetus for Industrial Real Estate to break through

Experts explain that expanding administrative boundaries can create conditions for provinces to plan more new industrial parks with larger areas, providing more options for businesses. By increasing land funds, domestic and foreign businesses can easily find suitable locations to open factories, avoiding the scarcity of industrial land in localities with high demand. Provinces with larger areas will also have clearer zoning conditions, in order to develop industrial parks or specialized industrial complexes.

Vietnam: Smart Industrial Parks – Strategic Transformation, Attracting High-Quality FDI

There are three main groups of factors that are playing a driving role in promoting the transformation from the traditional IP model to the smart IP model in Vietnam, including: technology, pressure from foreign investors and the need for sustainable development and competition in the global supply chain. Vietnam: Which industry has led the race to ‘robotize’ factories in the past decade?

Over the past decade, Vietnam has recorded a remarkable increase in the application of robots in the manufacturing sector. If in 2010, the number of industrial robots operating in the country was only less than 1,000 units, by 2022, this number had reached nearly 24,000 units, an increase of more than 24 times. Electrical equipment, computers and electronics, and automobiles are leading the race to ‘robotize’ factories in Vietnam.

Hanoi: Construction of Tu Lien Bridge worth nearly 20,000 billion VND commenced

On May 19, the Hanoi People’s Committee held a groundbreaking ceremony for the investment project to build Tu Lien Bridge and the road at both ends of the bridge from the intersection with Nghi Tam Street to the intersection with Truong Sa Street. It consists of 4 component projects, with a total investment of about 19,830 billion VND. The total length of the project is more than 5km and is invested by the Hanoi / Traffic Construction Investment Project Management Board.

Thai Nguyen: Investing 3,650 billion to open Yen Binh 2 Industrial Park

Recently, Thai Nguyen province has issued a decision approving the investment policy and at the same time approving the investor for the project of Investing in construction and business of infrastructure of Yen Binh 2 Industrial Park. Accordingly, the investor is Yen Binh Development JSC. The land use area of the project is 299.07 hectares. The implementation location is Pho Yen City and Phu Binh District. The total investment capital is over 3,650 billion VND.

Ninh Binh: IDICO invests in Phu Long Industrial Park project

Phu Long Industrial Park is the latest project that has just been approved for IDICO, with a scale of more than 400 hectares, total capital of nearly 5,000 billion. It is expected that from the end of this year, the investor will start construction and can attract investment from the Q2/2026. The project is oriented to develop multi-industry, promoting groups of high-tech industrial products, high added value, environmentally friendly clean technology and production of industrial goods for export.

Ninh Binh: Groundbreaking ceremony for auto parts factory

On May 8, at Van Phong Industrial Cluster, BEI KE YUAN Technology Co., Ltd. and Thien Phu Co., Ltd. started construction of an auto parts and high-tech equipment factory, with a total investment of nearly VND1,400 billion. It is being implemented on a 15.6-hectare land area with a total investment of up to VND1,391 billion. It specializes in manufacturing high-tech products such as: auto parts, electronic components and accessories, semiconductor equipment, and environmental treatment systems.

Thanh Hoa: Global corporation selected to build 2,918 billion VND Industrial Park

Thanh Hoa Provincial People’s Committee has just issued a decision approving the investment policy and investor for the project to build and operate the infrastructure of Thang Long Thanh Hoa Industrial Park (phase 1), with a total investment capital of up to 2,917,633,472,897 VND. The project is invested by Sumitomo Corporation (Japan), implemented in Dong Yen, Dong Van communes (Thanh Hoa city) and Dong Tien, Dong Thang (Trieu Son district), on an area of 167 hectares.

Thanh Hoa: Selecting a foreign corporation to build a 1,450 billion VND Industrial Park

On May 14, the People’s Committee of Thanh Hoa province officially issued Decision No. 1438/QD-UBND on approving the investment policy for the project to build and operate the infrastructure of the WHA Smart Technology 2 industrial park; at the same time, approving the investor as WHA Industrial Zone Thanh Hoa JSC. The project is located in the communes of Thieu Giang, Thieu Quang, Thieu Thinh, Thieu vn/ Hop, Thieu Hoa district, Thanh Hoa. The project implementation period is 50 years.

Thanh Hoa: Additional planning for Ha Long Industrial Park

Thanh Hoa Provincial People’s Committee has just approved the 1/2,000 scale construction zoning plan for Ha Long Industrial Park, Ha Long town, Ha Trung district and Bac Son ward, Bim Son town. The total research area is about 612.68 hectares. The project will develop according to the multi-industry industrial park model, prioritizing attracting high-tech sectors such as electronics industry, precision and super precision mechanical product assembly.

Thanh Hoa: Deploying a nearly 3,200 billion VND bamboo plywood factory

On May 13, in Thiet Ong commune (Ba Thuoc district), Staboo Thanh Hoa JSC coordinated with the People’s Committee of Ba Thuoc district to organize the groundbreaking ceremony for the staBOO Thanh Hoa OSB bamboo plywood factory, with a total investment of nearly 3,200 billion VND. The project has a scale of more than 26 hectares, a design capacity of 225,000 m3 of products per year, consuming about 1,000 tons of bamboo materials per day.

Quang Nam: THACO approved to build 1,400 billion VND Automobile Mechanical IP

Quang Nam Provincial People’s Committee has just issued a decision approving the investment policy and approving the investor of Chu Lai Truong Hai Automobile Mechanical Industrial Park expansion, with Chu Lai Truong Hai IP and Urban Infrastructure Development Investment Co. Ltd. as the investor. It has a scale of nearly 115 ha, invested in Tam Hiep commune, Nui Thanh district, located in the Chu Lai Open Economic Zone. The total investment capital is more than 1,433 billion VND.

Quang Nam: Approved investment policy for Nam Thang Binh Industrial Park project

Quang Nam Provincial People’s Committee has just issued a decision approving the investment policy and approving the investor of the Project on Investment in Construction and Business of Infrastructure of Sub-area B – Nam Thang Binh Industrial Park. It is invested by Nam Thang Binh Industrial Park Infrastructure Investment JSC. It has a scale of 346 ha with a total estimated investment capital of 3,373 billion VND, located in Binh Trung, Binh Sa, Binh Nam communes, Thang Binh district, Quang Nam.

Bac Ninh: Kinh Bac approved to invest in 140-hectare Industrial Park

Bac Ninh People’s Committee has recently issued a decision approving the investment policy for the project of Investing in construction and operating infrastructure of Que Vo Industrial Park Expansion 2. The project has a scale of more than 140 hectares, implemented in Mo Dao commune, Yen Gia commune and Phuong Mao ward, Que Vo town. The total investment capital of the project is 1,878 billion VND. The operating period is 50 years. Kinh Bac Urban Development Corporation is the investor.

Bac Ninh: Attracting more than 856 million USD in investment capital

On May 12, Bac Ninh province also granted investment certificates to 7 enterprises, with a total investment capital of 856 million USD, including: Gilimex Bac Ninh Industrial Park Company Limited; Kinh Bac Urban Development Corporation – JSC; H2T Bac Ninh Company Limited; Samsung Display Vietnam Company Limited; Fushan Technology Company Limited (Vietnam); Investor JIAZE HOLDING limited (Hong Kong, China) and Investor Amphenol Holding SG.

Bac Giang: Ninh Son Company approved to develop an industrial park of over 89 hectares

Ninh Son Technology Industry Investment Joint Stock Company has just been approved as the investor of the Tien Son – Ninh Son Industrial Park Infrastructure Investment and Construction Project (Phase 1), Viet Yen Town, Bac Giang. The total planning area is about 222.98ha, of which phase 1 covers an area of about 89.57ha; phase 2 covers an area of about 133.41ha. The total investment capital of the project (phase 1) is nearly 1,649 billion VND.

Bac Giang: Resolution on construction planning of 2 Industrial Parks

On May 29, the People’s Council of Bac Giang province passed 2 resolutions on the construction planning of 2 industrial parks (IPs). Accordingly, Thai Dao – Tan An IP belongs to Lang Giang district and Tan An ward; the total planning area is about 166.87 ha. And My Thai – Xuan Huong – Tan Dinh IP, scale 1/2,000, belongs to My Thai commune, Xuan Huong commune and Tan Dinh commune, Lang Giang district, plus.vn/ with a total planning area of about 197.36 ha.

Hai Phong: Trang Due 3 Industrial Park Groundbreaking

On May 11, Saigon – Hai Phong Industrial Park JSC broke ground on Trang Due 3 Industrial Park. It is being implemented on an area of 652.73 ha, located in the communes of Truong Tho, Truong Thanh, An Tien, Bat Trang, An Lao district, Hai Phong city. According to the 1/2000 planning, the project consists of 28 planning blocks, expected to attract 40,000-50,000 workers. The project will operate for 50 years, oriented to be a multi-industry, clean industry, and high-tech industrial park.

Hai Phong: Inauguration of Lach Huyen Terminal No. 3 & 4

On May 13, Hai Phong Port JSC held the inauguration ceremony of Lach Huyen International Container Terminal No. 3 & 4 – Hai Phong Port. The project belongs to Hai Phong International Gateway Port. The project has invested in the construction of 02 container terminals No. 3 and 4 with a length of 750m (375m/01 terminal). The total investment capital of the project is 6,946 billion VND. The operating period is 70 years from the date of the land allocation decision.

Hai Phong: France’s largest shipping company embarks on a 13,000 billion VND project

On May 26, CMA CGM announced that it will cooperate with Saigon New Port to develop the project of berths 7 and 8 in Lach Huyen port area, a deep-water seaport in Hai Phong. Accordingly, the two sides will cooperate in the design, construction and operation of the project. It is expected that these two ports will be completed and put into operation from 2028 to serve the export and import volume that has been increasing along with the economic development of Hai Phong as well as northern Vietnam.

Binh Duong: Groundbreaking ceremony for 2 Eco-Industrial Parks

On May 17, Binh Duong province broke ground for the construction of 2 Industrial Parks including: Cay Truong Industrial Park located in Cay Truong II commune, Bau Bang district, with a scale of 700 ha with a total investment of VND5,459 billion. Meanwhile, Bau Bang Industrial Park, phase 2 expansion, with a construction area of 380 ha, is built adjacent to the existing Bau Bang Industrial Park. These projects will prioritize attracting high-tech, environmentally friendly industries.

Hung Yen: There will be another Industrial Park of nearly 259 hectares

Hung Yen Provincial People’s Committee has just issued a decision approving the 1/2,000 scale construction zoning plan for Industrial Park No. 1. It has a planning area of nearly 259 hectares, located in Tan Minh commune, Yen My district and Xuan Truc commune, An Thi district. Of which, subdivision No. 1 is more than 251 hectares wide, subdivision No. 2 is 7.8 hectares wide. In terms of nature, this is a high-tech industrial park, attracting high-tech and information technology investment projects.

Hung Yen: Inauguration of JVC Factory No. 2 with a scale of 40,000 sqm

On May 8, JVC Vietnam Japan Technology Development Joint Stock Company (JVC Vietnam Japan) officially inaugurated JVC Factory No. 2, at Lot C4, C5, Industrial Park No. 3 (Dong Tien, Khoai Chau, Hung Yen) with a total area of over 40,000 m². The event marked a strategic turning point in the development journey of the enterprise specializing in the production of high-quality two-wheeled vehicles and spare parts in Vietnam, in the context of the electric vehicle market is changing strongly.

Hung Yen: SPX Express develops automated goods sorting center

Recently, SPX Express (SPX), a leading logistics service provider in the region, has signed a strategic cooperation agreement with Frasers Property Vietnam to develop SPX’s new automated goods sorting center with a scale of 170,000 sqm. The project will start in the third quarter of 2025 at the Yen My Industrial Center and is expected to be completed in the fourth quarter of 2027. This will be SPX’s first facility in Vietnam with a two-level cross-dock system – with completely independent traffic flows.

Phu Yen: Approving investors to implement 2 Industrial Park projects

The Provincial People’s Committee has just issued a decision approving the investment policy and approving the investor for Hoa Tam IP Infrastructure Development JSC to implement the Hoa Tam IP Infrastructure Investment, Construction and Business Project – Phase 1. In addition, the province also approved the investment policy and approved the investor for N&G Group JSC to implement the Phu Yen High-Tech IP Infrastructure Investment, Construction and Business Project.

Binh Dinh: Binh Nghi Industrial Park is added

Binh Dinh People’s Committee has just issued a decision approving the investment policy to implement the Binh Nghi Industrial Park Infrastructure Investment and Development Project. The project has a scale of over 207 ha, implemented in villages 3, 4 and Thu Thien Ha village in Binh Nghi commune, Tay Son district. The total investment capital of the project is over 901 billion VND; the investor is Binh Nghi Industrial Park Infrastructure Investment and Development Company Limited.

Vinh Phuc: Another Steel Rolling Mill worth nearly VND1,000 billion

On May 6, the groundbreaking ceremony for the Vinasteel Steel Rolling Mill project officially took place at Dong Soc Industrial Park, Vinh Tuong District, Vinh Phuc Province. It is invested by Vietnam Steel Corporation Vinasteel, with a total capital of nearly VND1,000 billion. It is expected to have a design capacity of 600,000 tons of steel per year and apply modern, energy-saving and environmentally friendly steel rolling technology. According to the plan, the construction is expected to last about 10 months.

Ho Chi Minh: Avery Dennison joins hands with Shenzhou Group to invest in garment factory

On May 20, at the Southeast Industrial Park, Avery Dennison Worldon Vietnam Joint Venture Co. Ltd. (a joint venture between Avery Dennison and Shenzhou Group) officially inaugurated a factory producing advanced garment products. It is invested on an area of 3,960 sqm, with a processing capacity of 0.8 million labels per day. The total investment capital is 4.7 million USD. This is the third factory that Avery Dennison has located in VN after the factories in Bac Ninh and Long Hau.

Long An: Groundbreaking ceremony for the 2,000 billion VND Factory

On May 27, at Phu An Thanh Industrial Park, the VNVC Vaccine and Biologicals Factory was officially started. The factory was invested in the first phase with a total capital of about 2,000 billion VND, on an area of over 26,000sqm. The factory’s design was undertaken by the Rieckermann Group (Germany). According to the plan, the factory will officially come into operation at the end of 2027, with a capacity of up to 100 million doses of vaccine per year.

Thai Binh: Groundbreaking ceremony for a $120 million project at Lien Ha Thai IP

On May 28, at Lien Ha Thai Industrial Park, Yuan Long Vietnam Co., Ltd. held a groundbreaking ceremony for a ceiling fan factory project with a total investment of$120 million. It will be implemented on an area of 15.6 ha, divided into two phases. Phase 1 is expected to be completed and put into operation in the Q4/2025; Phase 2 will end at the end of 2028. When put into operation, the factory will focus on producing ceiling fans and components for export to European and American markets.

Thai Binh: Commencement of construction of key expressway through Nam Dinh

On May 12, in Thai Binh province, Prime Minister Pham Minh Chinh attended the groundbreaking ceremony of the Ninh Binh – Hai Phong expressway project through Nam Dinh and Thai Binh provinces under the PPP model and the Hung Phu industrial park project. The expressway project has a total length of 117 km and passes through the provinces of the Northern Coastal Region. The project implementation period is from 2023, basically completed in 2027, and put into operation from 2028.

Da Nang: Calling for investment in a semiconductor microchip laboratory

The Da Nang Department of Finance has just provided information on the procedures for approving the investment policy and approving the investor for the laboratory project serving the production of advanced packaging technology for semiconductor microchips in Da Nang. The project has a total investment capital of 1,800 billion VND. The project was proposed by VSAP LAB JSC, expected to be built on an area of 2,298m2 at Software Park No. 2 (Thuan Phuoc Ward, Hai Chau District).

Quang Nam: Signing cooperation agreement to open direct shipping route Chu Lai-India

On May 16, Thilogi (Truong Hai Group), held a ceremony to announce the completion of dredging the Ky Ha shipping channel and sign a cooperation agreement between the shipping company Regional Container Lines (RCL) and Chu Lai International Port, opening a direct shipping route Chu Lai-India. After completing the upgrade, the Ky Ha shipping channel will reach a depth of -9.3 m on the chart, a bottom width of 110 m, a length of 11 km, and is capable of receiving ships with a capacity of 30,000 DTW.

Son La: Groundbreaking Ceremony for the Hoa Binh – Moc Chau Expressway project

On May 18, the groundbreaking ceremony for the Hoa Binh – Moc Chau Expressway Construction Investment Project took place, the section in Son La province. The project has a total length of about 85 km, of which the section in Hoa Binh province is about 53 km long and is being implemented by Hoa Binh province, starting from the end of 2024. Today, the section in Son La province, about 32 km long, continues to be started for implementation.

Quang Ninh: Building a logistics center, piloting the construction of a smart border gate

On May 22, the People’s Committee of Mong Cai city, coordinated with Viettel Post to conduct a field survey and propose a specific plan to pilot the construction of a smart border gate. Up to now, Viettel has coordinated with the Mong Cai government to develop a specific plan such as: renovating and upgrading the system, adding software to manage people and goods, etc. to deploy the construction of a Logistics Center in the Mong Cai border gate area, piloting the construction of a smart border gate.

Hue: Construction of the La Son – Hoa Lien Expressway Expansion Project commenced

On May 29, in Xuan Loc Commune, the North – South Expressway Expansion Project in the East of La Son – Hoa Lien section was commenced. It has a total investment of about 3,010 billion VND; with a total length of about 65 km passing through Phu Loc District, Nam Dong District, Hue City and Hoa Vang District, Da Nang City, expanding the road surface from 2 lanes to 4 complete lanes with a road surface width of 22m. The project is scheduled to be basically completed in 2025.

Hue: Approval of Chan May Port Zoning Plan

Hue People’s Committee has just submitted to the Hue People’s Council approval of the Chan May Port Zoning Plan adjustment, increasing the planning area from 702ha to 1,160ha. It is oriented to accommodate general cargo and bulk cargo ships with a capacity of 150,000 – 200,000 tons or larger. It is also capable of receiving container ships with a capacity of up to 4,000 TEU, international passenger ships up o 225,000 GT and liquid/gas cargo ships with a capacity of up to 150,000 tons.

Can Tho: Launching Mekong Express transport route connecting Cai Cui & Cai Mep port

On May 30, at Cai Cui Port (Can Tho City), DP World in collaboration with VIMC Container Transport Joint Stock Company (VIMC Lines) officially launched a new inland waterway – river transport route named Mekong Express, connecting Cai Cui port and Cai Mep port (Ba Ria – Vung Tau). Mekong Express is designed to transport dry and refrigerated cargo; operating 2 trips per week, the barge transport service helps shorten transit time from 48 hours for the river route to only 15 hours.
